Five Easy Ways to Simplify Vacation Rental Upkeep

Vacation rental management is no day at the beach. There is much work to be done to keep rental properties in good shape throughout prime rental season and beyond. What can be done to lessen the load?

Here are five ways to simplify property upkeep and smooth the process.

1) Perform regular housekeeping duties for all properties

General housecleaning including vacuuming, dusting, cleaning bathrooms and kitchens, and laundering linens is essential after the departure of rental guests.

Whether you are managing in-house staff or subcontracting your housecleaning services, it is important to make sure all workers are aware of the standards of service you expect for every property. Regular training sessions will help ensure that your properties are consistently maintained.

While it may be tempting to procrastinate if the rental property is not booked for the following week, resist that urge. The longer a property remains unkempt, the more time and effort it to restore its condition.

As part of your routine, keep an updated inventory of all items in the rental property. Regularly inspect appliances, furniture, carpets, and bedding to ensure that it is up to your standards. Make adjustments where needed.

3) Choose your décor wisely

The décor of your rental property may vary depending on the price of the rental. At a minimum, however, décor should be clean, comfortable, and inviting to your guests. Cleanliness is non-negotiable, so choose décor that will be easy to clean. Taking the environment of your property into account will help you make wise decisions in this regard.

For instance, if you manage a beach property, you may consider furniture that will not be damaged by guests in wet swimsuits. Similarly, you may want to choose flooring that is resistant to damage by sand, such as tile or certain hardwoods.

5) Choose sturdy furniture

While you want the furnishings to be aesthetically pleasing, it is also imperative to choose furniture that will stand the test of time. Guests often show a disregard for property in a rental home that they would never show in their own home.

Additionally, sturdy furniture reduces the likelihood that a guest will be injured on the property. Thus, your choice of high-quality furniture is a function of overall risk management.
